Reservation Policies

  • A 50% deposit is required to confirm your reservation.

  • Rates do not include taxes and are subject to change.

  • Rates are based on room occupancy of up to two people. A third guest is an additional $35 per night in permitted rooms, only.

  • Dogs are welcome in select rooms only for an additional $10 per night. (See Pet Policy below.)

  • Guests under the age of 16 are not permitted.

  • Reservations are subject to availability and minimum stay requirements depending on holidays and special events or themed weeks.

Arrival Information

  • Check-in is between 3:00 pm and 8:00 pm. Please provide your estimated arrival time, if known. Arrangements can be made in advance for arrivals before 3:00pm or after 8:00 pm. The front desk closes nightly at 8:00 pm.

  • Check-out is 11:00 am for guests and 1:00 pm for their cars.

  • Payment of the balance of the bill is due at check-in in the form of credit card, cash or check.

  • Early check-in or late check-out is subject to availability.

  • Damage to the property will be assessed upon check-out and charged accordingly.

Parking

When booking, please let us know if you will need a parking spot and we will assign you a spot prior to your arrival. Parking is included in your rate and available for all rooms, on- or off-site. We just like to know in advance for everyone’s convenience.

Cancellation Policy

If you need to cancel or change reservations, 14 days advance notice is required to receive a refund of the deposit subject to a 5% credit card processing fee. All reservations canceled with less than 14 days notice will be required to forfeit the deposit. Cancellations made less than 48 hours will be required to pay the full charges of the stay. There is no refund for early departure.

Housekeeping is available as an opt-in service to minimize contact and reduce our environmental impact.

Accessibility

Please note, our inn is not currently ADA compliant and there is no elevator in the building. Use of stairs are required to access all guest rooms and common areas, including the first floor.

Smoking

The inn, front porch and back patio are smoke-free. Smoking is only permitted outside in the side patio by the pond on the Winthrop St side. If there is any evidence of smoking or vaping inside the inn, guests will be charged a $250.00 fee.

Alcohol

The Brasswood holds an innkeepers liquor license and can sell and serve drinks to our guests from a full selection of liquor, wine and beer. Outside alcohol is not permitted in the common spaces during bar service hours (11:00am-8:00pm daily). Our bar is not open to the general public, unless they are accompanied by a current guest. Guests and their guests can enjoy drinks purchased from our bar in any of our common areas, as well as in their rooms.

Damage

Any damage to the room or inn will be assessed upon check-out and charged accordingly.

Pet Policy

The Brasswood Inn is a dog-friendly bed and breakfast and we look forward to hosting you and your furry friend. While we cannot host cats at this time, we offer dog-friendly and dog-free rooms. To help us stay dog-friendly, and to ensure a positive experience for you, your dog and the rest of our guests, please read through our dog policy below.

We offer five dog-friendly rooms: the Parton, Holiday, Ellington, King and Strayhorn rooms. There is a $10.00 per night dog fee which can accommodate up to two dogs per reservation. This includes complimentary dog treats, bags and a dog towel in the room. We hold every dog owner accountable to the following:

  • Please pick up after your dog and use outside trash cans whenever possible. We have trash bins in the back patio, and there are many public trash cans on Commercial Street.

  • Dogs are welcome in the common areas (even on the furniture!) but must remain on a leash and supervised.

  • If an accident occurs, please use the dog towel to soak it up and let us know so we can clean it up promptly.

  • If you take your dog to the beach, please use the dog towel provided to you. You may also use the inn’s hose to rinse them outside. Please do not use bathroom facilities or guest towels for your dog.

  • Dogs must be kept quiet within reason. If the dog cannot be left alone in the room without disturbing others, they must be taken with you.

  • Dogs cannot be kept in cars.

  • The owner is responsible for keeping their dog up to date on vaccinations and other health requirements.

  • If any damage or accident occurs, kindly report it prior to checkout so we can clean up promptly. Owners are responsible for the cost of repairs and/or replacement.

  • Dogs that continue to disrupt the operation of the Inn cannot remain as guests.

While we love all dogs, our insurance does not allow us to have the following breeds on the premises: Akita, Chow, Doberman, Fila, German Shepherd, Pit Bull, Presa Canario, Rottweiler, Shiba Inu, and Wolf Hybrid.
